This famously charming village offers glorious views across the beach and estuary to the historic fishing port of Appledore. A popular water sports location including a local yacht club, Instow also offers a small selection of shops and pubs, and restaurants serving excellent food - often including the fishermen's 'catch of the day'. Ideal for the walking and cycling enthusiast, with direct access onto the Tarka Trail, which runs along the estuary offering miles of scenic, level pathways (cycle hire available) and with the dramatic National Trust coastal footpaths towards and beyond Clovelly in this beautiful area of Outstanding Natural Beauty also easily accessible. The large sandy beach that extends for at least half a mile along the village front makes this an ideal location for a beachside holiday and when the tide is in the estuary comes to life with sailing boats, windsurfers etc. The comprehensive market town amenities of Barnstaple and Bideford and the surfing sands at Westward Ho! are all within 15 minutes drive.

This delightful apartment is situated on the top floor of a two storey detached building and is very comfortably furnished and well equipped in a contemporary style and with gas central heating throughout. Two attractive bedrooms overlooking the landscaped grounds - double with wrought iron bedstead and Laura Ashley decor and twin bedded. Attractive, retro-style fully tiled, black and white bathroom/wc, with shower attachment. Very comfortable living room with rugs on laminate, maple flooring, wall mounted, flat screen TV, video, DVD and iPod dock. An archway leads to fully fitted high quality kitchen/diner with beech units and work tops, electric oven, gas hob, microwave, fridge/freezer, washing machine and tumble dryer. Patio doors from the living room lead to a balcony with table and chairs offering spectacular views over the estuary towards Appledore - a wonderful vantage point from which you may enjoy a leisurely breakfast or experience the spectacular sunsets after a day on the beach or exploring this wonderful area which is now the centre of Britain's first UNESCO Biosphere Reserve. Shared use of landscaped, communal grounds with lawns, shrubs and walkways. Allocated private parking for one car with further parking available.
